
This
is a basic sequence of events....

Provided you
(the Homeowner) have not already
hired your own Architect, we have an initial meeting with you to discuss
your needs and start developing a
program to meet your expectations.
We discuss with you and possibly other family members the feasibility
of your thoughts and ideas and work closely with
you to provide you with the
home of your dreams.
A few of
the things discussed during this initial stage are:
• Whether you
have elderly family members and/or very young children in
the home.
• Whether
specific allergies will be of concern during the construction
phase of the project.
• Whether
you're
interested in building a "green home."
• Whether
you have or want a home office and the necessary connections needed
for electronics, etc.
• Your
budget for the project.
We discuss the Design/Build
Contract and all parties sign it.

We take photos and measurements of the existing structure(s) and the
areas where work is to be done and draw up schematic plans and
elevations.

At this point we check your budget by running some ballpark numbers
to make sure we're all on the same page and that the proposed design
is in line with the intended budget.

We take your ideas along with ours and develop a series of plans
that reflect our idea of what is needed to make your project a reality.
These
drawings reflect the layout of rooms, doors, windows, stairs, electrical
outlets, etc. We go through a selection process with you for fixtures
and finishes, and in the case of kitchens, the cabinets and appliances.
Once you have approved these drawings we proceed on to create the
final drawings.

These drawings are considered working drawings and must meet the
industry codes. They include building and design specifications, dimensions,
building materials, appliances, and finishes. These drawings, once finalized
and signed off on, are used to obtain the necessary building permits
and for preparing the final pricing for the construction phase of the project.

When you approve and sign off on the drawings we will prepare
and submit our final pricing for the construction portion of the project.

All necessary permits are obtained by either the contractor (us),
the homeowner (you) or a combination of parties, i.e. mechanical, plumbing,
or electrical subcontractors.)
